  • Everything runs through lawyers, with deposits held in trust

How it works

Three steps. No open houses in between.

The whole point is that this is simpler than listing. Here's the entire process, start to finish.

Tell us about the property

A two-minute form or a short call. We'll ask about condition, timing, and what you're trying to solve — no commitment at any point.

We walk it and give you a firm number

One visit, usually twenty minutes. You get a written cash offer — typically within 48 hours — and we'll explain exactly how we got to the number.

Lawyers close it on your date

Your lawyer reviews everything, deposits sit in trust, and closing lands on the day you chose. You get paid; we get the keys.

Who this is for

Built for the sales an agent listing doesn't fit

Most houses should be listed on the open market — and we'll tell you if yours is one of them. These are the situations where selling direct usually wins.

Inherited property

Estates, probate timelines, siblings in different cities, a house full of belongings. We work around the estate's schedule, not ours. Read the inherited-house guide.

Tired landlords

Non-paying tenants, LTB backlogs, a rental that stopped being worth it. We buy tenanted properties and deal with what comes with them. Read the tenanted-house guide.

Behind on payments

Arrears piling up or a power of sale looming. A fast, certain closing can protect the equity you still have. Read the power-of-sale guide.

Major repairs

Foundation, roof, water, fire — the kind of work that scares retail buyers and their lenders. We price it in and buy it exactly as it stands.

Divorce or separation

When both sides want it done cleanly and quickly, a private sale with one firm number and no showings keeps a hard season simpler.

Relocating on a deadline

New job, new city, a firm date you can't move. We close on your schedule so you're not managing a listing from three provinces away.

The honest comparison

Selling to Veridian vs. listing with an agent

We'd rather you choose with full information — including the row most companies like ours leave out.

Selling to VeridianListing with an agent
Commissions and fees$0Typically around 5% plus HST
Repairs and cleaningNone — sell it exactly as it sitsUsually needed to attract retail buyers
ShowingsOne walkthroughOngoing showings and open houses
Closing timelineYou pick the dateCommonly 60–90+ days, buyer-dependent
CertaintyFirm offer, cash, no financing conditionsDeals can fall through on financing or inspection
PriceBelow full retail — you're trading top price for speed, certainty, and zero hassleHighest potential price if the home shows well and you can wait

That last row is the honest trade at the centre of this. If your house shows well and time is on your side, listing may genuinely net you more — and if that's what we see when we visit, we'll say so.

Questions

Asked every week, answered straight

Are you real estate agents?

No. We're private buyers purchasing on our own behalf — there's no listing, no brokerage, and no commission. We sometimes complete purchases together with partners, and our agreements allow for that. Either way, the price and terms you sign are exactly what you get.

How do you come up with your offer?

Three inputs: what comparable houses have actually sold for nearby, what the property needs in repairs, and the costs and risk we take on by buying as-is for cash. We'll walk you through the math openly — it's below full retail, and we'll never pretend otherwise.

Is the offer really no-obligation?

Yes. You can take the offer to your lawyer, compare it against listing, sit on it, or say no. We'd rather lose a deal than pressure someone into one — this only works long-term if sellers walk away feeling it was fair.

Do you buy tenanted properties?

Yes — including situations with non-paying tenants or matters already at the Landlord and Tenant Board. Tenancies carry over to a buyer in Ontario, and we price and plan for that so it becomes our problem, not yours.

What does it cost me?

Nothing. No commissions, no fees, and no cost for the offer itself. Your only expense is your own lawyer for closing — which you'd have in any sale, and which we insist on so someone independent is looking out for you.

Where do you buy?

Across the Greater Toronto Area — Mississauga, Brampton, Etobicoke, Toronto, and out to Oakville, Milton, and Hamilton. Outside that range, reach out anyway; if it's not for us, we'll tell you quickly.

Find out what your house is worth to us.

Two minutes to ask. Zero obligation to accept. Worst case, you'll know exactly where you stand — and that's worth something too.
