Veridian Properties Group is a private, Mississauga-based home buying company. We buy houses across the GTA directly from owners — as-is, for cash, on the seller's closing date.

Why this company exists

"We buy houses" is a space with a trust problem, and it earned it: anonymous signs, pressure tactics, offers that shrink a week before closing. We started Veridian to run the same model the opposite way — a direct line answered by a real person, lawyers on both sides of every transaction, and the one thing this industry almost never volunteers: an honest account of the trade you're making.

How we operate

Three commitments shape every file we touch:

• The math is shown. Every offer comes with its reasoning — the comparable sales we used, the repair budget we estimated, and the margin we need. You can disagree with our numbers; you'll never have to guess at them.
• Lawyers handle the money. Deposits sit in trust accounts, closings run through counsel, and we insist you have your own lawyer review anything before you sign it. If a buyer ever asks you to skip that step, that's your cue to walk — from them, and from us if we ever did.
• We'll tell you when listing wins. A direct sale is the right tool for some situations and the wrong one for others. If your house would do better on the open market and you have the time, we'll say so at the kitchen table and leave on good terms.

What we are — and aren't

We're principals: we buy properties on our own behalf, sometimes with partners, and our agreements allow for that. We are not real estate agents, we don't list houses, and we never charge sellers a fee of any kind. The price on the agreement is the price you get.
